Buy property with a coach in your corner.

I'm Luke, founder of PropCoach. You don't need to hand over tens of thousands to buy well. Run your own search with me on call, bring me in to check and negotiate, or hand over the whole purchase. You choose how much help you want, and I work around your schedule, from 9 to 5 to FIFO rosters.

About Luke

A coach who's been a buyer.

Property has been part of my life since I was young, and I bought my first place at 18. Since then I've built a $10 million portfolio of my own, spanning residential homes across Perth and commercial property interstate. That means I know how stressful it is to chase agents, sit through home opens and wonder if you're paying too much.

My commercial investing has also taught me to look at every purchase through the numbers: yield, lease terms, holding costs and long-term value. I bring that same thinking to every client, whether you're buying a first home or adding to a portfolio.

I started PropCoach because most buyers don't need a full buyer's agent. They need someone experienced to test their thinking, check the details and step in at the moments that matter. I've done that for first-home buyers, families, investors and busy professionals across Perth. My years working FIFO in mining also mean I know how to run a purchase for someone who can't be in Perth every week. I'll tell you what I see, including the reasons not to buy, so the decision is yours and it's an informed one.

Built around your week

You get on with life. I do the legwork.

Most buyers lose their weekends to home opens and their evenings to listings. I take that on. Research, agent calls and shortlisting happen during the week, and you only see the homes worth your time. Working FIFO? I plan around your roster instead.

Weekdays · meI search on and off market, speak with agents, run the due diligence and send you a short update with the homes that fit.
Your days off · usWe inspect the shortlist together and agree the offer plan.

Busy schedule · Next purchase
“Luke at Altitude was nothing but short of amazing. I was in & out of the market for a few months trying to find my next purchase, but kept missing out on opportunities due to my work schedule. From the moment Lukey and I met for coffee and reviewed my strategy, my challenge of handling this alone was immediately removed… Without their efforts, I would still be searching for a property, which could have cost tens of thousands of dollars given the ongoing increase in the Perth property market.”
Jayke Laidley
First-home buyer
“From start to finish, they made buying my first home so smooth and stress-free. They answered all my questions and queries genuinely, and got back to me as fast as possible every single time. They really listened to what I wanted, found properties within my budget, and negotiated a fantastic price on my behalf.”
Tashi Lama
Home buyers
“Buying a house with Altitude on our team was one of the best decisions we made… We had a price AND certain areas in mind. Both were equally important, and because of Luke & Dave we bought a house we'd never have looked at given its price point… We felt they spent time getting to know us.”
Jen McGinlay
FIFO · 2:1 roster
“Phenomenal. Super friendly interactions all round and super accommodating for someone such as myself who had no clue what was going on at any point. Did an amazing job of being my ear to the pavement while I was away at work on a 2:1 roster. Could not have done it without them and Luke specifically.”

From first call to keys

A clear process, step by step.

Set the brief

Budget, suburbs, timing and how you want to live, or what you need an investment to deliver.

Search wide

Listed homes plus off-market leads through my agent network. Each one is checked against your brief before it reaches you.

Price it properly

Comparable sales, condition, rental yield where relevant and the level of competition give us a sensible offer range.

Check the details

Desktop research first, then I inspect in person and send you photos and video before you give up a Saturday for it.

Negotiate

We agree the strategy up front. I handle the agent on price, conditions and settlement timing, and keep you updated at times that suit you.

Get to settlement

I coordinate with your broker and settlement agent and keep a simple list of what needs you, and when.

Due diligence

What I check before you commit

Title and zoning

Easements, caveats, R-coding and anything that limits what you can do with the land.

Location risks

Flood and bushfire overlays, road and flight-path noise, and nearby development proposals.

The building

A personal walk-through for visible maintenance, with building and pest inspections arranged where needed.

Rental strength

For investors: realistic rent, vacancy and tenant demand for that pocket of the suburb.

Holding costs

Rates, strata, insurance and likely maintenance, so the numbers hold up.

Long-term fit

How the property suits your plans in five or ten years, not just on settlement day.

My research supports your decision and does not replace qualified building, pest, legal or financial advice.

Services

Choose how much help you want.

Start with a coach in your corner, bring me in to inspect and negotiate, or hand over the whole purchase. Each step up includes everything in the one before, so you only pay for the help you use.

Common questions.

Getting started

Who do you work with?

First-home buyers, families upsizing or downsizing, investors, FIFO workers and people moving to Perth from interstate or overseas. Some want a sounding board, some want the whole purchase handled. PropCoach is set up for both.

What does it cost?

The first call is free. The Co-Pilot is a monthly retainer, so you're not committing to a large upfront fee. The Closer and the Complete are quoted for your purchase. Scope, fee, GST and payment timing are confirmed in writing before you agree to anything.

Do I need finance pre-approval first?

No, we can talk while you're still working out your budget. Before we make an offer you'll need a clear borrowing position, and I can introduce you to a broker if that helps.

Fitting it around your life

Do I need to go to every inspection?

No. I inspect first and send photos, video and notes. You only go to the homes that are genuine contenders.

Can you help if I work FIFO, interstate or overseas?

Yes. We agree how to communicate at the start, usually a short written update you can read when it suits, plus a call at a set time when a decision is needed. Inspections can be lined up for when you're home.

Can you find off-market properties?

Yes, through agent relationships. Off-market depends on what's available for your brief, and it isn't automatically cheaper. Every option still goes through the same price and due-diligence checks.

The purchase

Which areas do you cover?

All of Perth, from the northern corridor to the southern suburbs, the hills and the coast. Send me your preferred areas and I'll give you my honest view on them.

What happens after the offer is accepted?

I help manage conditions, inspections, the selling agent and the pre-settlement inspection. Your settlement agent handles the legal transfer and your broker handles finance.
